Welcome to Hilltop

Hilltop sits roughly two hundred feet above the rest of Denver, and the name is literal — this was high ground long before it was expensive. Two separate subdivisions were platted here in the 1880s and 1890s, which is why the north-south streets still jog where the two grids meet. What went up on them, mostly between the 1920s and the 1950s, was unusual for Denver: one of the first neighborhoods in the city laid out for the automobile rather than the streetcar, with lots sized accordingly and houses designed one at a time instead of by the block. More than twenty architectural styles have been counted inside a single square mile. At the center is Cranmer Park, where a Lyons quartzite sundial and a WPA-built sandstone terrace still frame a terrazzo map of the Front Range with the peaks named in the stone.

What Defines a Hilltop Home

• Land, first. Lots here typically run over 9,000 square feet and reach a quarter acre — noticeably larger than the roughly 6,250-square-foot sites common in Washington Park.
• No single style. Georgians and Tudors from the 1920s and 1930s, Mediterranean Revival, mid-century ranches toward the south end, and contemporary new construction on the same block.
• Individually designed, then and now. Most original houses were one-off commissions, and since the 1990s a steady stream of replacements and deep renovations has continued that habit.
• A park as the front yard. Cranmer, Robinson, and Burns Park — Denver's first sculpture park, born from a 1968 symposium — all sit inside the neighborhood, with the 6th Avenue Parkway forming its landmarked northern edge.

Living in Hilltop

Hilltop is almost entirely residential, and the quiet is the point. What retail there is clusters at 6th and Holly — Pete's Fruits and Vegetables has been selling produce and Greek specialties there for more than forty years — with a handful of restaurants along Holly Street. Graland Country Day sits on Clermont, and Carson and Steck elementary schools serve the neighborhood. Cherry Creek's shopping and dining are a few minutes west.
