Crestmoor Park is not one of Denver's official neighborhoods, and residents will tell you that misses the point. It is an enclave defined by two filings and two homeowners associations — the first dating to 1936, the second to 1947 — each with its own covenants and architectural committee. Those covenants are the reason the place feels different from the blocks around it. Side yards must be eight feet where the city requires five or less. Front yards carry no fences or improvements. And there are no sidewalks, which the association describes plainly as a feature contributing to the park-like feel of the subdivision, to the point of telling homeowners to call a board member if the city ever insists otherwise. The result is wide, tree-lined, deliberately unhurried streets in the middle of east Denver.
Covenants stricter than city code. Eight-foot side setbacks, no front-yard fencing, and architectural committee approval required for everything from a fence to a full scrape-and-rebuild.
Mid-century bones, eclectic result. Houses date largely from the late 1930s through the 1950s, and the association's own description is an eclectic mix rather than one prevailing style.
No sidewalks, by design. A small detail that changes how the whole subdivision reads from the street.
The park at the center. Crestmoor Park on East Cedar Avenue — open fields, tennis courts, playgrounds, and walking paths — anchors the enclave, with Cranmer and Robinson parks nearby.
Daily life leans on the park and on the 6th and Holly shopping center just west, where Park Burger and a small cluster of neighborhood restaurants and shops sit within walking distance of most of the subdivision. The Crestmoor Swim and Tennis Club and the long-established Denver Tennis Club are both close by, and Monaco Street Parkway — laid out by S.R. DeBoer in 1907 and listed on the National Register — forms the eastern edge. Carson Elementary on Holly Street serves much of the area.
