Welcome to Cherry Hills Village

Cherry Hills Village is not a Denver neighborhood. It is its own home rule city in Arapahoe County, six and a half square miles with a population of about six thousand, and residents incorporated it in 1945 for a specific reason: to keep Denver from annexing the area. Everything that makes the Village distinctive follows from that decision. The 1939 district that preceded incorporation was created to keep out commercial development. The current master plan still codifies a pastoral character, dark-sky lighting standards, and the largest minimum lot sizes in the metro. Community began here in the 1920s, named for the cherry orchards it replaced, and the housing that followed has always favored revival styles on acreage rather than any single look.

What Defines a Cherry Hills Village Home

  • Acreage as zoning law. The R-1 district requires a 2.5-acre minimum lot; R-2 requires 1.25 acres and R-3 a full acre. Low-density single-family is the stated predominant land use, by policy.
  • Estate architecture across a century. An 1898 farmhouse, a 1920 Colonial Revival by Fisher & Fisher with Saco DeBoer landscaping, 1990s gated subdivisions, and current custom builds — no dominant style, by design.
  • Horses, canal, and no curbs. The High Line Canal runs through the city, trails are planned for equestrians alongside walkers and cyclists, and the absence of sidewalks and streetlights is a deliberate feature residents defend.
  • Private open space at scale. Nearly 57 acres of public parkland plus roughly 300 acres held privately by the country clubs and HOAs.

Kent Denver occupies a 200-acre campus built around two lakes, and St. Mary's Academy has been here since it relocated from downtown. Most of the city falls in the Cherry Creek School District, with portions in Englewood Schools.
