Welcome to Congress Park

This land was called Cemetery Hill before it was called anything else. It held Mount Prospect Cemetery until Senator Henry Teller persuaded Congress in 1890 to redesignate the burial ground as parkland, and graves were still being uncovered at the Botanic Gardens site as recently as 2008. The subdivisions that followed were platted in the late 1880s and built out fast: roughly eighty percent of every building in the neighborhood went up between 1900 and 1929, with the 1920s alone accounting for more than 800. The name is newer than the houses — real estate agents only delineated "Congress Park" as a neighborhood in the 1970s. Thirty-four architectural styles have been documented across its 2,400 parcels.

What Defines a Congress Park Home

  • Bungalows, overwhelmingly. Of the single-unit homes, more than half are bungalow form, followed by the Denver Foursquare — a survey area formally named "Bungalow Heaven" runs from Detroit to Harrison Street, roughly ninety percent of it built between 1910 and 1929.
  • A visible style progression. Queen Anne and Victorian cottages at the turn of the century, Craftsman Foursquares next, working-class bungalows by the 1920s — moving southeast across the neighborhood as it filled in.
  • Mostly outside design review. Four small landmark districts sit partly inside Congress Park, but the neighborhood as a whole is not designated, so most homes carry no preservation restrictions.
  • A 50-foot lot rhythm. Much of the neighborhood follows a consistent 50-foot lot pattern with broad tree lawns and mature maple, ash, and linden shading the sidewalks.

Living in Congress Park

Congress Park itself runs seventeen acres with eight tennis courts, ball fields, a playground, a picnic pavilion, and an outdoor pool that opened in 1955 on land that had been the City Nursery — the operation that grew flowers and trees for Denver's entire park system. The Denver Botanic Gardens sit immediately across York Street, and Cheesman Park is just beyond. Commercial life concentrates in three places: East Colfax along the northern edge, where the Bluebird District takes its name from the 1913 Bluebird Theater; Colorado Boulevard between 7th and 9th; and two small nodes on East 12th Avenue, a former streetcar route. Teller Elementary, built in 1920, sits in the heart of the neighborhood.
