Walk east from Monaco Parkway on Colfax this month and you will still see orange barrels, arch footings, and crews prepping bus rapid transit stops. Walk west from Colorado Boulevard on the same street and the fences are gone for the first time since October 2024. Mayfair sits with one foot in each of those realities, and the summer you get here right now depends on which direction you point the dog leash.
That geography is the point of this guide. The 9+CO block on the western edge is operating at full throttle. The Colfax Mayfair corridor on the eastern edge is still absorbing the tail end of a project that reshaped the whole avenue. If you already live inside the Mayfair Neighbors Inc. boundary of Colfax to 6th Avenue Parkway between Eudora and Monaco, you know both sides of that fence better than any list of "best restaurants" pretends to. The useful question isn't what's here. It's how the two halves of your neighborhood are behaving differently in August 2026, and where that difference points you on a Tuesday.
The construction math almost no one has actually looked up
Denverite pulled city business-license data in May and reported that across the three business improvement districts along the BRT route, Colfax Ave. BID, Bluebird BID, and the Colfax Mayfair BID from Eudora to Monaco, openings and closures have run roughly even since construction began. Ten businesses closed. Nine opened in their place. The maze of fencing pushed sales to record lows through 2025, and the Mayfair segment specifically has been fighting through underground utility work near Hudson Street and short-term intersection closures between Glencoe and Monaco most of the year.
That evens-out number is the interesting one. The narrative on Colfax has been closure, closure, closure. The data says the corridor churned rather than emptied. What replaced the losses is different from what left, and one of the clearest examples is coming this fall.
Once the dedicated bus lanes go fully operational, the 15 and 15L are expected to run every 4.3 minutes. That is the payoff sitting on the other side of the current mess, and it is what will change how a Mayfair resident thinks about a car trip to City Park or downtown a year from now.
For the summer in front of you, the practical read is simpler. The Broadway-to-Colorado Boulevard segment is done. The Mayfair segment isn't. Plan accordingly, and stop apologizing to out-of-town guests for the barrels. They will be gone before the next Mayfair Egg Hunt.
What a short walk to 9+CO actually gets you in August
The 9+CO redevelopment sits at the western edge of the neighborhood on the former University of Colorado Health Sciences Center campus, roughly 26 acres and 2 million square feet of mixed use. It reads as a "development" on paper. On foot from Eudora and 8th, it reads as your closest walkable dinner grid.
The lineup worth knowing on a summer evening:
- Culinary Dropout and Blanco Cocina + Cantina — the two Sam Fox concepts that anchor the food side of the property. Fox's Colorado footprint outside Cherry Creek essentially begins here.
- Postino WineCafe — the highest-performing Postino in Colorado, according to the ownership's own leasing materials. Board-and-bottle nights on Mondays and Tuesdays are the local move.
- Pizzeria Locale, Hopdoddy Burger Bar, Gelato Boy — the weeknight rotation when you don't want to sit down for two hours.
- Frank & Roze — the all-day coffee bar from Denver chef Tom Coohill, useful for the pre-park stop before Mayfair Park.
- Le French — the second location of the Belleview Station original from Aminata and Rougui Dia. This is the addition that most changes the 9+CO food conversation for design-conscious neighbors who used to have to drive south for it.
- AMC 10-screen — the property's operators report this is AMC's highest-grossing location per screen in the state, which is why the 7 p.m. showings look like they do on a Friday.
- Sploot Veterinary Care, Datura Home, Skin Laundry, Squeeze — the errand layer. Datura is the second location of Jonah Bradley's Central Park houseplant and gift shop, and it is the reason you can now finish a Saturday morning without leaving the block.
The property is 87% leased across 37 tenants at last public count from Newmark's marketing materials, which means the mix you see now is more or less the mix you get.
The Colfax side of the fence
Head the other direction, out past Monaco, and the Colfax Mayfair BID stretch is where the neighborhood's actual character has always lived. This is Mayfair Liquors, doing business on Colfax since 1959. It is Nuggs Ice Cream at 5135, Jett Sushi at 5007, La Fillette Bakery around the corner on 14th, and Yaqui Tacos at 5922. These aren't discoveries. They are the reason people bought here.
The addition worth putting on the calendar is Catfish King, planning a soft opening at 5454 E. Colfax this fall. Owner Larry Washington is bringing three decades of Louisiana and Southern-style barbecue, with fried catfish, smoked ribs, and brisket built around his Hungry Wolf Wolfie Sauce. The plan includes live music and a full bar. It is the kind of independent concept the Colfax Mayfair BID has been trying to land through a construction period that pushed some longtime operators to the edge, and the city's small-business grant program for the Broadway-to-Glencoe stretch, up to $15,000 per business, has been the safety net keeping the block from thinning further.
If you have been avoiding the eastern half of Colfax because the last time you drove it you sat behind a Denver Water trench for twenty minutes, the honest answer is that most of the parking, entrances, and side streets have stayed open through the utility phases. It reads worse from a windshield than it walks from a sidewalk.
A Tuesday night, decided on paper
Here is the split, since it's the kind of decision a Mayfair household makes twice a week:

The pattern that emerges from actually living here is that the 9+CO side handles the "we didn't decide until 6:45" nights and the Colfax side handles the "we've been going there for six years" nights. Losing either half of that mix would flatten the neighborhood. Neither half is going anywhere.
The things only neighbors actually show up for
The rhythm that outsiders never see is the one Mayfair Neighbors Inc. keeps running. The 501(c)(3) has represented the 3,200-household boundary since 1977, and its two annual anchors, the Mayfair Egg Hunt in spring and the Mayfair Neighbors Wine Tasting in fall, are the events that quietly tell you which houses have new owners each year. Mayfair Park itself is the connective tissue, the reason the dog population knows each other before the humans do.
Add in the yard sales, the park cleanups, and the neighborhood meetings the RNO coordinates with the Colfax Mayfair BID, and you get the version of Mayfair that isn't visible on any restaurant list. That's the version that will keep working through the last twelve months of BRT construction, and it's the reason the openings-to-closures math on Colfax came out roughly even instead of catastrophic.
Summer 2026 in Mayfair is neither the "peak walkable urbanism" story that 9+CO's marketing suggests nor the "beleaguered corridor" story that a drive down Colfax at rush hour might tell you. It is both, held together by the same tree-lined blocks in between. Which side of the fence you spend your Tuesday on is a matter of mood, not merit.
